ABOUT THE SANDY RANCH

The Sandy Ranch is 113+ acres of exquisite Texas Hill Country which lies just north of Fredericksburg, and less than a mile from Enchanted Rock State Park. The land itself actually contains its own granite dome similar to that at the park, and Sandy Creek which runs through Enchanted Rock also runs through The Sandy Ranch. This is like your own private state park! This is truly the finest ranch property available in the area. Nothing else compares with its beauty and diversity.

The Richard Laughlin designed and built cabin has won multiple builder awards including "Best Vacation Home", "Best New Home Under $1 million" and "Best Specialty Room for a Home Under $1 million". In 2016 "Your Home in the Hill Country", a regional magazine did a huge writeup on the ranch. The story can be found by clicking here. The Sandy Ranch is even on the front cover! The main story starts on Page 16.

The scenery and topography are exceptional, and you won't find anything else this amazing anywhere in the area. This is truly an outdoor enthusiast's dream property. There are over 2.5 miles of incredible hiking trails, waterfalls, two zip-lines, ponds, huge elm and oak trees, a bat cave, etc. The diversity is simply outstanding!

On the property is a 1300 sq.ft. designer cabin built in 2007 by Richard Laughlin, one of the premiere home builders in the area, and he specializes in historic renovations and reproductions. This home is truly a work of art. There is also a matching 15x15' storage shed.

The Sandy Ranch is not "technically" on the market (you won't find it in the MLS listings), but the owner is always open to entertaining offers, so any interested parties should contact Brian Greenstone. The price may seem like a lot for only 113 acres, but these are not your ordinary acres; these are the best acres you'll find in this part of Texas! See the Cabin and Land photos!

Taxes are low since the ranch is part of a Wildlife Management program, so it qualifies for agricultural valuation (otherwise known as "the Ag Exemption").
